An increasing amount of energy and excitement is flowing through Miami Beach’s “it” neighborhood- Sunset Harbour.
The area, once predominantly industrial, is now alive with a who’s who of Miami’s trendy set frequenting new retail and restaurants and snapping up real estate at the speed of light. Developer Scott Robins, of the Scott Robins Companies, spearheaded the transformation of the neighborhood with a $30 million plus retail and garage complex. Mr. Robins, who has been involved with the transformation for five years, said he and the City of Miami Beach combined properties to facilitate the development of 25,000 square feet of retail and a 460-space parking garage. The city, he said, owns the garage exclusively.
“For me, it has been a labor of love,” Mr. Robins said. “It was about creating a place for locals, a place where you go to eat and you know the proprietor.” The retail space, he said, is almost all leased.
Recently, Barry’s Boot camp Miami Beach signed on to lease 3,889 square feet in the development, said James Provencher, owner and manager of Barry’s Miami. Mr. Provencher said the group fitness studio will start its build out of the space shortly. When deciding on a location in Miami to open a branch of the international gym, he said, Sunset Harbour was a clear choice due to its local feel, yet it still being a trendy hot spot.
A business that has recently opened its doors in the area and is already flourishing is Büro Miami. Büro opened its second 11,000 square-foot office space location at 1815 Purdy Ave. on Feb. 1 and had exciting results with 75 members signing up to lease space, said Michael Feinstein, founder and CEO. When deciding on a location for the second branch, Mr. Feinstein said, it was important that the neighborhood offered good restaurants, was walkable and had a nice mix of retail and residential. Sunset Harbour has just that, he said.
“You have the best restaurants, interesting retail, great residential buildings and now the best office space,” he said. “This neighborhood is already amazing, and it’s only going to get better.”
Mr. Feinstein noted the area boasts, or in some cases will soon boast, JugoFresh, Green Monkey, Fresh Market, Fly Wheel, Panther Coffee, Ice Box and Lucali among many hot new retail and food outlets. And on 20th Street and Sunset Drive is Palau, a condo project in the works that has almost sold out.
Meir Srebernik, president of SMG Management LLC, said the majority of buyers have been locals. The reason for this, he says, is twofold: both the building and the neighborhood are extremely desirable. Mr. Srebernik said what Greenwich Village and Tribeca are to New York, Sunset Harbour is to Miami.
Sales of the 50-unit Palau- now 45 due to buyers’ ability to combine units-began during Art Basel, he said. Within a few days 25% were sold, he said and now only a few remain.
